Noida, Jagran Correspondent. More than 40 thousand directors who have invested in Sports City, which is situated in five sectors of Noida, can get big relief till Diwali. After 14 years, the developers have submitted the revised plan of Sector-150 Sports City to the Noida Authority.

The proposal will be placed in the board meeting

Confirming this, Noida Authority CEO Ritu Maheshwari said that the revised plan is under trial. If all goes well, the proposal will be put up in the board meeting. Will be sent to the government for approval, only after which the sports city can get a chance to register the buyers.

The authority to develop sports city had taken out the master plan
In the year 2008, on the lines of Commonwealth Games, sports activities could be organized in Noida. Therefore, 14 years ago, the Noida Authority had taken out the master plan to develop Sports City. At that time there was an economic slowdown going on at the global level, so it was decided to provide land at affordable rates to complete this master plan.

In Sector-78, 79, 101, 150, 152 land was allotted to four builders in 33,30,500 square meters. In this, about 12 sports facilities were to be provided at a cost of Rs 360 crore. Two builders Logix Infra Developers Private Limited and Three Sea Green Developers Sports City Private Limited were allotted nine lakh 7 thousand 987 and 13 lakh 29 thousand 745 square meters of land respectively for the construction of Sector-150 Sports City.

Both sold this land in sub-divisions of 24-24. Of which some could be built, most are empty. Under the scheme, sports activities were to be prepared on 70 percent of the land in the sports city, group housing on 28 percent of the land and commercial activities on two percent to meet the expenses, but the builders worked for 30 percent of their profits. Completed, sports activities could not be started.

CAG had raised 12 objections
The land rate was imposed by the authority very low.
Sports facilities were not developed at the site.
The sub-lease is done in such a way that any one sporting activity is given to two or more developers. Therefore, sports activities cannot be developed in an integrated manner.
The FAR was shifted to group housing before the development of sports facilities.
Residential and commercial activities were allowed as sweetener in Sports City but only residential/group housing has been constructed by allottees/sub-lease holders and not development of sports facilities. Which is a violation of the terms and conditions of the scheme.
The Sports City was to be developed in an integrated way, but the sub-divided plots made in this plan were treated as a separate entity.
The development of group housing is being done under the recreational green land use in the master plan.
Sports city plots were also allotted to ineligible developers.
The brochure of Sports City Projects mentioned that international level agency should be approached for facilities to be developed in Sports City but this did not happen.
Sports City was allotted to various consortiums. The lead member of the consortium was changed against the rules.
In some cases occupancy certificates were issued even before the sports facilities were developed.
